Open houses are fantastic opportunities to meet both buyers and sellers, and even people from the neighborhood. Not only is it a great chance to show your professionalism, but it also gives you the opportunity to make meaningful connections at the same time. Today, I’m excited to share six tips on how to host a perfect open house:

1. Set up signages. Start with great signage. You’ll need about 10 to 20 signs, beginning from the house and working your way out to the main street. Placing signs 24 hours before the open house will help you capture more traffic and reduce the risk of signs being lost or picked up by annoyed neighbors.

2. Advertising. Don’t just rely on signs; advertise your open house effectively. List it in your local MLS, which should automatically feed to major real estate websites like Zillow and Realtor.com. This will help potential buyers see that your listing has an open house coming up, offering excellent marketing leverage without additional costs.

3. Partner with a lender. Consider partnering with a local lender who can provide flyers and additional information for visitors. This adds value and shows you’re well-connected in the industry.

4. Arrive early. Being punctual will leave a positive, lasting impression, so it’s crucial to arrive early to start setting up. Ensure all the lights are on and have everything ready, including the drinks and snacks that you’ll be providing, if applicable.

5. Use QR Codes. Place a QR code on the kitchen island or another prominent spot, as this allows visitors to access all the information about the home quickly. It’s a convenient way to share details and capture visitor information, and can easily be generated online.

6. Set the tone with music. Music can significantly enhance the ambiance of an open house. A small speaker playing selected songs creates a fun, upbeat atmosphere that’s generally well-received. It’s a simple touch that can make visitors feel more welcome.
